The Snow Is Coming. Is 725 Eagletrace Drive Your Way Out of the Shovel?

London gets about 194 cm (over 6 feet) of snow each year on average. A large Canadian study found that men were about one-third more likely to die of a heart attack the day after a heavy snowfall. 725 Eagletrace Drive, Unit 63 in The Sanctuary is a one-floor, 3,695 sq ft home where you own the house and the land, and a $325 monthly fee covers the outside work. It is listed at $1,199,900. To see it privately, call Ty Lacroix or use the form below.

Are you dreading another winter of shovelling?

You're not being dramatic. London gets about 194 cm of snow in an average year, and the ground holds at least a centimetre of snow for about 84 days. The snowy season runs from roughly mid-November to mid-April, about five months. Storms that drop more than 10 cm in a day arrive about four times a year, and about 13 days have 5 cm or more.

That's a lot of mornings with a shovel.

What shovelling asks of your body

A 2017 study in the Canadian Medical Association Journal found that shovelling raises a person's heart rate to more than 75% of their maximum. The same research looked at 128,000 heart attack hospital admissions in Quebec between 1981 and 2014. After about 8 inches (20 cm) of snow, admissions were 16% higher than on snow-free days. Men were about one-third more likely to die of a heart attack the following day.

The researchers suspect shovelling caused it, though the study did not prove it. In the United States, about 11,500 people a year are treated in emergency rooms for shovelling injuries, and about 100 of them die. Muscle and back injuries are the most common, at 55%.

Nothing here says you're not capable. It says the job is hard on anyone, and you can choose to quit.

What "vacant land condo" means.

You own your home and the land it sits on, just as you would with any house. The $325 monthly fee (that's $3,900 a year) covers snow removal and outside maintenance, so those jobs are no longer yours. Property taxes are $8,348 a year, and the home was built in 2011.

What you get for it

  • One-floor living. The primary bedroom with ensuite, a second bedroom that works as an office or den, the kitchen, the family-size dining room and the breakfast room are all on the main level.

  • A kitchen worth staying home for. Granite counters, a built-in 60" fridge, an induction cooktop, a steam oven, a plate warmer and a Miele dishwasher.

  • A private covered deck. Composite, low-maintenance, and reached through double doors from the breakfast room.

  • Room for family. The finished lower level brings the home to 3,695 sq ft, with 2 more bedrooms, an exercise room, a home theatre, a hobby room, and a family room with a wine cooler and a gas fireplace.

  • Peace of mind. A double garage with epoxy flooring, surround sound, a security camera and an alarm system.

The Sanctuary is one of Sunningdale West's most sought-after adult-oriented enclaves, and the finishes here match a $1,200,000 address.

The questions worth asking before any condo purchase

The monthly fee is only part of the picture. What does it cover, and what doesn't it? How is the road maintained? What does the condo corporation's paperwork say about repairs and reserves? I go through these questions with every buyer before they sign, and I'll go through them with you.

If you need to sell your current home first, we can plan both moves together so you're never stuck holding two houses. I've been a Realtor for 24 years, and I personally handle every client.

Come see it privately.

No open house, no crowd. Call Ty Lacroix at 519-435-1600 to book a private showing, or fill out the form below, and I'll get back to you the same day.

One Floor. Nearly 3,700 Square Feet. Everything You'd Expect at This Address.

Some homes ask you to compromise as you move into this next stage of life. This one doesn't.

63-725 Eagletrace Drive sits inside The Sanctuary, one of the most sought-after enclaves in Sunningdale West — an adult-oriented vacant land condo community where every home is built to a higher standard, and this one shows it. Between 1,933 square feet on the main floor and a fully finished 1,782-square-foot lower level, you get nearly 3,700 square feet of living space, without a single set of stairs standing between you and your everyday life.

You own your home and the land it sits on, just like a regular house. The $325 monthly fee covers snow removal and lawn care. Property taxes are $8,348 a year, and the home was built in 2011.

The main floor is where you'll actually live. Crown moulding runs through every room. The primary bedroom has its own ensuite, and the second main-floor bedroom works just as well as a home office. The kitchen is a genuine showpiece — granite counters, a built-in 60" fridge, an induction cooktop, a steam oven, a plate warmer, and a Miele dishwasher. A family-sized dining room and breakfast room open through double doors to a private, low-maintenance covered composite deck backing onto green space.

Downstairs is where you'll entertain, and where family will want to stay. Two more bedrooms, a home theatre, an exercise room, a hobby room, and a family room built for gathering — with a built-in bar, wine cooler, and gas fireplace. Surround sound runs throughout, and a security camera and alarm system come standard, so peace of mind is already built in.

The details you don't see matter too. Epoxy flooring in the double garage. A water treatment system. Central vacuum. Sump pump and ventilation system. This is a home that's been cared for at the same standard it was built to.

Priced at $1,199,900 with condo fees of just $325/month covering common elements, this is single-level living with the finishes — and the privacy — a million-dollar address should deliver.

Navigating London’s High-Stakes Luxury Market: The Real Math Behind Sunningdale Real Estate

This is a historical snapshot — the real estate market in Sunningdale, London, Ontario, for March 2026. Markets move month to month. For current stats and my honest read on where each part of the city is actually heading, see my London neighbourhood market updates — ten neighbourhoods, refreshed monthly. Or for what your specific home is worth in today's market, reach out for a personal analysis. No pressure, no pitch.

Sunningdale isn’t just a neighbourhood; it is the undisputed centre of North London’s luxury real estate market.

But people don't just buy here for the expansive, modern homes. They buy for the strategic location. Situated just minutes from University Hospital and Western University, this area operates as a highly insulated micro-economy, driven by medical and academic professionals.

Because home values here can start well over the million-dollar mark, the stakes are incredibly high. Whether you are looking to secure your equity as a seller or navigate this competitive landscape as a buyer, relying on a generic real estate strategy is the biggest mistake you can make.

You need precision. And precision starts with the math.

Here is the Q1 2026 Math: When we compare the Sunningdale aggregate to the London average, the reality of this executive hub becomes clear:

  • Average Sale Price ($1,250,000 vs. $614,104): The Premium. Institutional proximity creates a hard floor on property values.

  • Absorption Rate (23.1% vs. 18.5%): The Leverage. A steady influx of high-net-worth professionals keeps supply tight.

  • Sale-to-List Ratio (97.9% vs. 96.4%): The Precision. Overpriced "vanity" listings sit on the market, while strategically priced assets sell.

  • Days on Market (36 Days vs. 43 Days): The Velocity. Premium, move-in-ready homes here are outpacing broader luxury trends across the city.

As a Homeowner, Why Is This Important to You?

The buyer pool in Sunningdale consists of high-net-worth, highly analytical professionals. They know the data, and they will not overpay for a "vanity" price tag.

When it comes time to sell your luxury asset, you have a choice. You can assume the postal code will sell itself, overprice the property, and watch it sit while buyers choose properly priced new builds instead. Or, you can partner with a broker who understands how to market this specific neighbourhood and price your home with the exact precision required to attract serious, qualified buyers.

What’s In It For You As A Buyer?

The reality of the Sunningdale market is that it is a highly competitive, million-dollar-plus landscape. Buyers are willing to pay a premium for open-concept efficiency, multi-car garages, and a refined, low-maintenance lifestyle free from the renovation risks (CapEx) of older heritage homes.

But even in a luxury market, prudence is essential. You need to know the exact difference in value between a sophisticated new townhome and an expansive estate backing onto the Sunningdale Golf & Country Club.

My role is to cut through the noise. I track the hyper-local math so you can secure the right property, negotiate from a position of strength, and ensure you don't blindly leave hundreds of thousands of dollars on the table.
